haha.......... in hot market and cold market, people will behave differently.
In hot market, everything purchasers ask will be " no, no, no"
In cold market, vendor will say " yes, ok, ok, hmm.... extension"
Agent ends up serving the Purchasers, not vendors.....
Vendors are the people first psycho / spook by the Agent, tortured, lowering down their price expectation, showing them new figures that show market is "down down down.... "
