租客一直嚷嚷找不到地方搬，而我已经给了他们4个月通知了。他们找不到地方和我也没关系对吧。有什么巧妙方法把他们“轰走”吗？不至于要去调节吧？

如果上庭（tenancy tribunal)，不一定对楼主有利。最好是庭外解决。

Tribunal 到时是要我证明什么时候给的notice 给多久之类吗？

碰到用样的租客.给了三个月notice了租金没钱给.理由一大堆赶又赶不走.咋办

版主，合法就是收房子当天如果他们没有搬走我就给他们tress pass notice ？

感觉麻烦的租客会越来越多。租金上涨，可是收入就涨得慢了。关键是开销还大。

Notice最好用書面的方式交給他本人或送至他的住所, 過程拍照留證

期限到如果還不走就申請上Tenancy Tribunal, 你只要過程按照規定走通常eviction的判決是不會有爭議的, 仲裁會要求他們在幾天內搬走

Eviction當天在約定的時間會派幾個彪形大漢陪你一塊上門, 如果擔心門被上鎖, 最好連鎖匠也找來, 通常租客在這之前早已嚇跑了, 但這時他們如果還不走就會被強制輾出去了

LS said is correct, tribunal will issue eviction order, normally. But, tenant normally won't pay you rent and try to be difficult with you. you have to act civilly, eg not rude, and cannot cut off any electrical supply or water supply ( is in the Act), otherwise you will be hold liable by the tribunal.

I would give the tenant trespass notice first and move into the house myself, then after a couple of hours if they are still there, I call the police as they are not supposed to be in the house - does this work?

it might end up the other way.

Tenant give you tresspas notice as possession is yet to be decided by tribunal. It might end up tenant called the police.

It is going to be messy, just need to manage it well. The law here is pro-tenant.

停水或许可以，停电是做不到的
而且停水了也不见得就能赶走，如果人家问邻居买水呢？

No, it doesn't work.

For trespass notice, you need filed the a true copy of trespass form to local police station first.
But even though, if the case is a tenancy dispute, police will not get involved.

Doesn't work, it's a civil matter.

Call Tenancy Services and ask for advise.
