Haha...
Now the labour will amend overseas Investment Act to classify Residential Housing as sensitive land. It will need OIO approval or minister approval for Foreigners. Application fee is  around $40k on case to case basis ( if you read the Act)

Amending the Act is faster than passing a new bill. - quiet smart and it will be on by early next year.
And it doesn't infringe FTA as well.

聪明,这样就可以快速的通过法案,工党还是有些能人的。外国人不能买了以后,政府就可以让ird集中力量查那些多套房产的,特别是很多人没什么收入,可能还是领福利的,却买了很多房产。以后房产政策漏洞都会慢慢堵上的,快速炒房致富也就到尽头了。

1) Details of draft proposal / ( amendments to Overseas Investment Act) are yet to come out, no need to argue on details here, there are a few aspects that the parliamentary legal experts will draft in consultation with Labour government.

2) Labour will go through ( closed door) in their Caucus meeting.

3) if they want to go tough, they can make it strict, it is their call, they are the government with majority votes.
In the next few months, some non-PR who are here on work visas ( ie other Visa holders) ( who are on panicking mode) will rush to buy, as if they don't buy, they won't be able to buy until they obtain their PR.  It depends on how labour government wants to treat this class of people for the interim.

The "Christmas rush" to buy is a market distortion.

This is more strict than Vancouver's foreigners' restriction. At least in Vancouver if a foreigner wants to buy, just pay more stamp duty (tax).

This Overseas Investment Approval basically throw you into a office with "Waiting line", "we need to get our boss (can be Minister of finance, or person he delegates) to approve, please pay the application fee of $40k first"
If you think of other ways to bypass Overseas Investment Act, think twice, the Penalty is serious and one might end up losing his property. The source can be traced, and the person who assists the foreigner or is his "human carrier" " controlled person" can be prosecuted and property will be taken away or order to be sold.

There were few examples of people who involved " in setting up a scheme" to defeat or bypass " overseas investment act" and get into trouble water.

$40k is not a guarantee of approval, just a ticket to submit your form. The staff in OIO Office is paid by the application fees.

Labour might increase the application fee, who knows. haha, it is a good income for them to feed the poor.
