标题: 房子綠地和水泥地的比例有限制嗎？ [打印本页]

請問大神，特別是在Papakura, 是不是council要求一定要有一定範圍做綠地呢？謝謝啊。

H4.6.10. Landscaped area
Purpose:
• to provide for quality living environments consistent with the planned
suburban built character of buildings within a generally spacious setting; and
• to maintain the landscaped character of the streetscape within the zone.
(1) The minimum landscaped area must be at least 40 per cent of the net site
area.
(2) At least 50 per cent of the area of the front yard must comprise landscaped
area

是不是這個呢？
那麼在common driveway裡頭的房子是不是都要這樣呢？
Deck算不算是landscaped area?
私人driveway計算在裡面嗎？

that s the min landscaping area requirement, you also need to to check the building coverage & impermeable area. Deck under 1m to be count into landscaping in current AUP. concrete driveway is count into impermeable area. the easiest way for you, is to get survey plan and count each area first, then talk to council planning help desk. they may be will do the rough calculation for you.

那麼在common driveway裡頭的房子是不是都要這樣呢？  -  車道不能算landscaped area 啦
Deck算不算是landscaped area?    -  如上面朋友說的不超1m高或者以下的deck算是可是這個deck的面積也不能超過整個landscaped area 的25%
私人driveway計算在裡面嗎？    - 反正車道就不是landscape area了就算你用的是landsaped paver 都不行

請問front lawn是怎麼定義的呢？我的房子是在shared driveway裡頭的，是不是正門和fence之間的距離？

如果你家在driveway 裡面那已經不是front site 那就不用擔心這個什麼front yard landscaping 的要求了

Backyard 普遍是1米就可以了可房子還有outlook 規定要遵守還有陽光角花園等規定所以實質上應該不能真的就每邊都只距離1米

你之前不是問我backyard 是多少嗎？1米不就是建築物要和後院邊界的最少距離啦不過這只是UP的規定 Building Code防火方面可能有其他額外要求

哦，原來你說的是這個，其實我想問后花園綠地的問題，你之前回答了我因為房子在driveway里所以前院不受制于front yard landscape，但是不知道backyard landscaping是不是也不受制于backyard landscaping.

Backyard 沒有 landscape 要求只要整體comply 就可以
