求各位大神指點
根據unitary plan 家裡的zoning是要800以上才可以分割成兩塊一塊400家裡的地不足以分割成兩塊地

那請問
有可能再建多一套房子嗎
就算title 不是全幅地
有可能半幅地建房麼?

Mixed housing suburban: up to two dwellings is a permitted activity, so you can build two, provided that no other land use infringements. then just ask a surveyor to subdivide the site according to existing buildings

also, i believe 全幅地/半幅地 is an invented word, at least i have not encountered any terminology that is in English that is the equivalent of it in my dealings with the Council.

所以就算土地只有700 只要測量師說可以建就可以咯?

Mixed Housing zones 裡只要你有房子的概念設計已經沒有300 400的規定房子設計只要大部分能符合那些發展管制就可以不符合的只要不是差太多可以通過land use consent 的形式申請括免可是分割報批後日後建房子需要按照這個已經批准的房子樣式高度大小來建

300 400 這些是在你不找設計師設計進行空地分割(vacant lot) 的要求可是也只是對你新分割出來那塊地的要求而已同時還要符合所謂的‘shape factor’ 確保地塊夠大同時夠寬前面有房子那部分不受此限所以已經沒有要800才能分的說法  當然前面舊房子在分割後如何符合council  unitary  plan的各種規定也一樣要清楚顯示如果不符合也要在分割報批中申請

mixed housing zones 不能建子母房（Granny Flat / Minor Unit）是所謂的non complying activity 只能建兩個符合規定大小的一般 dwelling  -  “minor unit” 的要求比正統“dwelling” 少很多

所以再簡單回答一下樓主假設你土地沒有其他潛在問題的前提下  Mixed Housing Suburban裡  700多的地是可以至少分一個的但到底能不能實行還要看其他因素例如公用管道位置  土地坡度和現在房子的大小位置坐向其停車位在哪裡等等
