同意，这个文章其实讲的重点不是刚需，而是供应的疲软。

奥克兰的建材，工人等成本飞速上涨，而贷款现在既贵也难拿，导致项目有中断的风险。

对于发展商，成本和风险大增，自然会转嫁部分成本给买家，更会追求更高的利润。如果做不到，他们会把钱投资在其他领域。

作为一个建筑工程师，个人感受，去年到现在，我设计的商业楼宇项目进度都比以前明显慢了。
