标题: 奥克兰百万豪宅地区图出来啦！！！ [打印本页]

用excel power map做的，比较简单，位置也不完全准确，但大致差不多。

有三个区不在图表里，stonefield (地图找不到地址），Omaha, Sandspit，都很靠北，不想把照片拉那么大。

分四个颜色，从深到浅，2m+， 1.5-2, 1.2-1.5, 1m-1.2

数据来源是https://www.qv.co.nz/resources/residential-sales-prices-by-suburb，只选择house。要看数据的直接看黑羊的帖子。

高度是和具体数字相关的，但是立体图，根据视角的不同而不同，所以反而不直观。

this data is based on sales median....

do you mean for all house (estimated) median?

the only way i can think of, is to get the Median CV per area (excluding apartment, unit) , then apply the % of sales vs cv as in QV.

i know your point, some areas don't have a lot of transactions for a short period...but for most areas, 3 months is quite enough...

i have checked these are the current median CV of the area based on all properties (however im not 100% sure whether these are including apartment, unit)
you may find out.

In NZHERALD, AVERAGE
1.414m.

我觉得nzherald 是用了所有户型的成交数据，而且是平均价格

他们的缺点是

1. 没有排除apt/ flat
2. 不直观，只看到密密麻麻的区over 1m，但是看不出区别，把1.1/1.5/2m + 都混合在一起了。

所以我的图表好多啦！！！！！！！！！！！！！！！

Wai O Taiki Bay 2 $1,271,500 36.0% Jul 2014这个价格涨得有点吓人, 前几个月才刚挤进百万区,马上又涨了二十万, 都超过St Heliers, 不过这个区只有独立地的房子，最少的地都是500。这个可比性值得商榷。就像独立地400多平地的四房新房，St Heliers价格基本150万到180万，而这个区只有130多万。
