最近在看房，想投的那两间都是tender的，没投上
然后第三选择是个90年的联排，plaster墙，看到隔壁楼都在说漏水的问题，我也问中介了，然后他说Pre-Disclosure Statement 里面有说
“The unit and/or the common property has not been the subject of a claim under the Weathertightness Homes Resolution Services Act 2006 or any other civil proceedings relating to water penetration of the buildings in the unit title development.”

请问这是啥意思？

意思就是这个物业没有和漏水房有关的官方记录

哦哦，就是没出现过漏水情况是么，但是因为是plaster的联排，所以这statement其实也就是然并卵么？

不一定哈。。漏水房有漏水房的贷法。。不要一杆子打死。。
有的人专搞漏水房的。

我的理解是只能说没有和司法有关(例如owner找council claim, owner对建筑商civil proceeding)的信息记录在案不能和不漏水划等号

其实就是字面意思啦。这个联排目前（作为一个整体比如一个Body Corp）没有去政府Claim漏水- 因为漏水有10年claim period吧。。。。也没有去民事诉讼起诉任何一方（建商，设计师，开发商之类的）。

但是，但是！有一些body corp就是too slow 或者not care 所以就这么leave it as it is 因为就算你claim了也不会一点不出钱的 - 自己作为owner也要出一般一半吧。。。。。。

楼主别碰啦，这种排房估计还有body corp 费用吧
