标题: 投资房里面好像多住了人，怎么破？ [打印本页]

合约上写了可以住两人，前半年都一切正常，突然间这个月检查时发现家里放多了床（问了租客他说还是两人住），这周水费账单上又显示用水相等于大概五个人左右。

大家有遇到过这样的情况么？没有真实证据，该怎么解决或跟租客说呢？

合同上写的几个人就应该是几个人，如果是短暂，是法律允许的，但如果是长期，可以写信警告他，如果情况还在继续，就告他咯。

What sort of conditions the landlord can add

Generally, a landlord can add extra conditions to the tenancy agreement if they relate to things that may damage the house or cause extra wear and tear. These might be things such as:
prohibiting the tenant from smoking in the house
limiting the number of people allowed to live in the house
indicating certain areas on the property where cars are not allowed to be parked
stating whether the tenant can have pets.

有想过这个方法，但是觉得好花时间，也不大清楚他们的出入时间。。。。。

谢谢提供信息，那几个conditions我都放到合约上了

那当然了，你如果要去tenancy tribunal投诉你租客你要有证据啊

我遇到过这样的情况，岛人小夫妻找房，合同上写最多两人，结果意外发现住了七个人，吓死我了！！！
他们把爸妈姐弟和姐姐的婴儿都搬过来了！！！

好不容易赶走了他们的家人，后来他们的表亲和媳妇又搬来住了，对房子破坏很大。
合同期间不太容易赶他们，一直忍着，最后合同到期时让他们走人啦。
深感当房东的不易！！！

大多数租客还是好的，可时间久了，也免不了碰上几个让人头痛的！！！
