Westlake Boys excep for C stream mainly Islanders are well more better in academic performance. A stream Cambridge textbooks already push many students to get into medical schools. Principal of Westlake is even more ambitious to override the ranking of Auckland Grammer in the next 5 yeras. That is pretty what he told me before in 2013 at private occassion.

For the time being, there are still some reasonable range raeas of affordability at Glenfield East whose housing conditions generally are way more better than houses at Sunnynook. Those streets are Celeste Pl, Katheleeen St, Orton Pl, Bruce Rd and Merton, Orton Pl. Amongst them, Celeste Pl and katheleen St are superior to the rest due to proximity to shopping facilities and short distance to Highway.  As said before, Hillcrest & Forrest Westlake Zone are overinflated and overvalued!

If you have rich parents, the story will be different. But as an independant adult, can you still rely on your father back in China to support your kids in private schools ? I doubt it! Those rich kids bought Albany. Sooner or later, they will move back to Westlake Zone. When their kids are growing up, their grandparents at that time already retire. Grandparents cannot sustain to support their grandkids. House can be renovated, but location is not easily shifted!

当房价被炒到如此高的时候,被低估的地方快绝种了(可以说已经没了!)--大家倒是要注意哪些地方被高估了?!

没人会在意高估地区的,高估是实力的象征,卢瑟什么的还是该去哪去哪吧。(不是对层主说的)

Glenfield east is still undervalued particularly in Celeste Pl, Bruce Rd and Merton Rd those areas.

Those areas have views towards the city Sky Tower. Not the first view facing the Ocean but still beautiful views.

Chatswood is good but never expect to get sudden increase due to the school zone.

我觉得整个奥克兰都被低估了...
