找了皇后镇的builder，太顽固了。。。也不给打折，也不给做口头的。。。（之前看房子做过一个，这次第二次找他了，而且房子比较新）
Unfortunately we are fully booked until this date so I cannot bring the inspection forward unless we receive a cancellation.
Under the NZ Standards and the NZIBI, a building report must be provided in writing. Any inspector that provides a verbal only is not operating in a manner that is acceptable within our industry and is likely to be uninsured and have no membership with an association such as the NZIBI. We operate in a very ‘high risk’ industry and it is not until you are 1-2 years down the track that a problem may occur and you have no leg to stand on in the event of claiming damages if what was said is not in writing and the inspector has no insurance to claim against. This does not only happen in Auckland.

We pride ourselves on being reputable, insured, qualified and certified and although we can provide a verbal commentary immediately after an inspection, we will still follow through with a report within 24-48 hours.

我们的conditional offer是20th确认，这里的builder太忙，要20th才有空做。。。

我还有必要做这个inspection么。。

你看的这个房子是2013年的还是南岛给力哪个好看建哪个
这算小地了吧在那才1700多平

为的就是跟你聊聊啊，其实已经下好offer了，还是过来求下安慰，顺便解惑。

看了之前的贴，很多人的态度还是不管三七二十一只要plaster就将来一定漏////要么就是akl新盖的都是weatherboard云云

尼玛我人在小镇。。。。新区里面逛了一圈，一半都是plaster啊。。。。貌似洋人好像不太在意这外墙材料？不会以后我卖不上价吧。。。

bingo 05年后的本来就没问题有问题人家干吗还造奥克兰因为各种原因以讹传讹的人太多还是南岛好你从奥克兰搬过去了啊？
不会的那边奥克兰这帮华人也不会去买房说不定还比别的卖得好别担心以后去queenstown找你玩

顺便问下 master build guarantee是干嘛的？

去年五月才盖好的，房主不知道为啥不住了要卖，我最好还得找builder做inspection吧？

outside cladding 是plaster systems graphex standard 40mm，这是个啥东西？

我如何知道plaster后边那层是泡沫还是hardyboard？这个问题重要么？

这问题也不是很重要,可以到外墙根那下面去摸摸看是什么情况.

我覺得plaster 是個cladding 而已, 重要的是裡面啊, 是否treated timber

我家就是plaster 的, 雖然reclad 了

Plaster built in 1950~60's is not the same as the one built in 1997, totally acceptable.

大土坡可以用来做窑洞啊，900平米的窑洞，顶级lifestyle！

我们大奥克兰已经开始挖地窖了！
