我去年八月交割了一个房子已经有老租客住里面他和老房东签的定期一年到去年十月为止后来自动转为活期租约

那我现在能涨他房租吗？看网上说活期租约要半年后才能涨他房租可是他在我房子里面注满半年了只是前面两个月是定期的

求指教

可以涨租金但是你要提前60天以上通知他，如果你们有合同。有需要寻找租客或管理房子请找我

我和他没有签过合约房子交割后就一直让他继续住着

所以我和他是什么合约关系呢如果是活期的话不是提前六十天通知涨租吗

you have to give 60 days rent increase notice to the tenant

since the fixed term tenancy has been expired, which means it will automatically change to a periodic tenancy.

In this case, you do need to give him 60 days rent increase notice address which date the rent to be increased, how much increasing to, also the bond may have to increased as well

那种open 的合约也要提前60天，好吧。。。

不是提前60天外加3-5天通知送达时间？
