周末没事去邻居那边看了个现场拍卖，三房crosslease 实木地板全新装修。上层住屋，下层车库，证件齐全。一开始开价未到40w，硬是没人举手，尴尬尴尬，后面房东主动说要议价，还是没人鸟拍卖师，一刻钟后直接pass in。
本来看skykiwis房事，还觉得很火的。火不火还真的到现场看看啊。。

i think LZ doesn't want to tell where he lives so won't say where this house is.

3 bedroom (abot 100m2?) , crosslease, garage, well presented........

not sure about
-is the neighbourhood good
-is it north facing
-does it share driveway with less than 2 houses

if yes to all 3, i am really interested in this house as it is under 400K.

looks like Hardiplank.
The houses neayby were all sold around 450k.

15 Yule Place, which is closed to this listing, fee simple section around 600 square meter, 4 bdr 1 bathroom, was sold for $466k.

The vendor of this listing has an unrealistic expectation on their cross-lease property.

感觉现在的房市就是华人在撑着。那天去拍卖的人80%都是洋人，但没一个出价。最后拍来排去都是华人在争。当然最后都是华人赢。

哪个区的。如果是中区，包含avondale和mt wellington. 非plaster，地平整，不在高压电下。40万以下，这个三房crossless，我收了。

正好上个周六看了个拍卖，北岸takapuna,还下雨啊，屋子里挤满了人啊，那个火爆。最后拍出那条街的高价了。
