如题，如果出租房需要整修，可以以此理由给notice让租客搬离吗？问题是现在房子由中介打理，和中介的合同到9月才到期。一般有没有商量余地的呀？

合約未到期不可以吧.

和租客的合约是periodic,和中介的合约是fixed term。我该怎么办？问一下中介能否通融？

可以这样，请客户走人，中介赔管理费就解决了。

I guess if you still use them again after the you renovate the property, i think you may not need to compensate them (of course is negotiable)

If you sign up a fixed term contract with the tenant, then you may not able to ask the tenant to move out unless you can compensate/ negotiate with the tenants.

如果房子不“整修”会塌的话，你应该可以上tribunal申请让房客走
