标题: 请教unit的具体含义 [打印本页]

看上一个unit ，这个地有两户人其中一个unit在卖，请问unit的地是属于自己的吗，就是我们两户人分享这块地？还是都不属于我们两户人的？

要看title unit title的话不建议有body corp
cross lease没问题和freehold差不多而且比较容易可以convert成free hold

和free hold唯一不同的就是如果你要加建什么东西的话要经过邻居同意不过我相信大多数这种cross lease的都是在好区老房也没什么可加建的了

不管以上哪种都属于你们两户人这又不是中国

不过两种除外一种是leasehold的（非fee simple）另一种是70年产权的apartment

谢谢回复。意思是如果是freehold或者leasehold都可以。地也是属于我们两户人的。如果是leasehold就不建议买了是吗？那有一种说什么999年的是哪种title？是老房 70年代的房。我明天去看

there are 3 type
freehold = 100% by your self
cross lease = owned by you, but you need consent from neighber for any building etc.
leashold = you don't own the land at all.

如果是cross lease 的title，我想在院子里种花花草草那些需要经过邻居同意吗

在你那半不用（地理位置上）公用地就要商量了

+1 999年的都是crosslease 没有lease hold

是啊我很看好crosslease 我和洋人同事说了他也很同意 basically crosslease compared to new freehold is the same unless u want to rebuild but cheaper so more economical choice for 1st home buyer

u can still do crosslease but same cost and requirements as doing freehold so old crosslease gonna increase in value getting closer and closer to freehold value

1块地上只有两家的unit,很小可能会有body corp费用.如果是crosslease的unit,价格又合适,尽快出手.

是unit title就一定有body corp
