如题，合同要到期了，想跟房客提涨租的事，但是有不好意思当面直接说。这种情况一般大家是发email说吗？

租金同附近比若便宜，直接给通知涨一定幅度。若租金已不错，那你就自己定要涨否。

不要歪我的楼啊，我的是fixed term contract，合同快到期了。这种情况是不是跟他说清楚房租涨到多少，如果他愿意续就续，不愿意就重新招租啊？

写个letter啊：

Rent Review Notice

Date:

Tenant's Name:

Address of Rental Property:

This notice is to inform you that there will be an increase of $ __ for your weekly rent payments. The new weekly rent amount will be $ ___ and it will take effect from ____.

The reason for this rent increase is due to:
1) increase in market rent in the area
2) increase in council rates
3) increase in Insurance Premiums due to the Canterbury Earthquakes

If you have any questions regarding this matter, you can call me at ______.

periodic contract的话给信之后60天（如果寄信的要多加几天）新租金生效。

i promised not to raise it and the tenant agreed to sign a longer term contract for 2 years.

a good tenant is more important than everal hundred dollars to me.

请问像您这种自住改出租或者出租改自住，报税的时候怎么界定？

just declare.

gather all the information (income = rental, exp = interest + rate + fix + etc), then commbine it with your normal income to see if you need to pay extra or refund.

yes i think so.

if i paint it well, may get over $500 per week, but will lose couple weeks rent during the paint period. So did not do it.

Once this tenant leaves (in 2016) i may do some basic renovation.

哇回报率好高啊，我11年在 Te atatu south 买的4房大房子带游泳池，自己住了一年现在房客已经住了2年了我才租了550一周，我一直没涨租金感觉好得房客比多收10几刀的的租金重要，起码省心
