这个房子刚刚在trademe看到的

我在GIS上查到CV 1,520,000
但售价却才399，000

这有1052平的地

为什么卖这么个价啊？对中区不熟，完全是想请大家帮我解下惑。谢谢了。。

你看到的是CV房子带地，但是这个房子是LEASEHOLD，就是说地不属于你，你买的就是地上的房子而已。所以价格才这么便宜。

一年是 43000的租金（地的）房东又权利增加租金，就像你出去租房子一样的

您再看看这个房子呢？我刚刚问了卖这房子的中介，人家回复我说是freehold
Thank you for your enquiry regards this property.

As per the advertising this property is Freehold, not Leasehold

The property is on the market for $375,000
The Lease is $30,000 per annum, set until 2030
The Ground rental amount is fixed for the term of the lease (21 years)
It is a perpetually renewable lease so it automatically turns over and renews with the lease amount reviewed.

这个和上面那个链接的房子都在一起。也卖这便宜啊。。。

是我自己搞错了。。。中介说的property只指house。。。

哈，丢脸了。。。英文不过关。。。

呵呵，不要紧~我是BARFOOT的，我给你查的都是内部资料。中区没有这个价位的房子，就连UNIT都要40W+（ CROSS LEASE TITLE），有些有BC的可能会便宜点，我卖的11/111 MELROSE才30W（UNIT）而已。但是这个价位的房子在中区几乎没有
