Just receive the latest NZ Property Investor Magazine, there is a statistics on median sale price change in the last 10 years. I grab Auckland figures as follows.

You can see in total 27 areas, only 6 of them prices have been doubled in last 10 years. I can reasonably conclude the overall Auckland property median sale price hasn't been doubled over 10 years, which means compound annual growth rate is less than 7%. That is a very healthy rate.

just to put things in perspective, what's the inflation rate over the last 10 years?
and 7% is only the capital gain, if it's an investment property, you also get return through rental income which i think is at least 4% per year. that would put the annual return at 11% which is pretty remarkable. but i have my doubts this is sustainable for the next decade.

between 2006-2009, some people would have paid their average mortgage at 10% p.a .

QV says Auckland property values up 15.4% in 2013. Way More than 7%. So now it is unhealthy.

赶脚有点不明白,老九分别2003年和2005年在New Lynn买的两个25万和30万全幅地5房和4房,现在估价都快double了呀?
