第一套自住房两年前首付20%(6万)买的UNIT今年套出10w来买了第二套房子, 第二套房产60万贷款40万+UNIT套出来的10w+自己又付10万。 然后想第二套房子做自住, 之前那套UNIT自住房做为投资

如果是你怎么操作组合利益最大化。

LZ上班一个人供房子。

Form a company, and elect it as a Look-Through Company, then sell unit to the company at market price. The company will apply bank loan which can be at the unit sale price. That means the company is 100% financed. By this way, you can maximise your loan on rental unit and minimise loan in your family home.

第二套房间能租的都租出去,unit整组出去。

给第一个投资房做个registered valuation,然后把贷款做成最高。

多出来的贷款还掉第二套贷款。

或Lease说的那样做也行,只是会多一笔律师费。

不是太明白能解释一下吗?例如我把我的投资房以市场价卖给自己的公司,那公司就可以向银行贷款100%吗?

阿海, 第一套UNIT本身最高额度的10万已经从FLEX里让我套出来买了第二套房了啊... 不可能贷款在做高啊...

Residential property has no GST.

BUt this unit will be an investment property (I won't be living in it). So it shouldn't be considered as residential property.

I'll be living in the house.

Property investment could be commercial or residential. Commercial Property investment(retail shop, office, factory,etc) has GST. Residential Property investment has no GST.

提高自住房的EQUITY去成立一个100%FINANCED的公司,以后会不会影响你扩大投资组合的机会?除非你总能很快存出首付。绞在一起应该有它的好处。

Your purpose is to maximize your benefit.

As I said, LT company can make your unit 100% financed. But you know, put unit still in your individual can't be 100% financed as your unit market value is around $430K but can only get loan of $340k on it.

By using LT Co, the unit can get $430k fully financed.

如果你第一套的贷款已经等于或超过你买入的价格(purchase price),那再提高贷款在会计方面已经不能抵收入了。

我觉得你很多的问题问个会计就清楚了。

What time is not that important. There are quite mixed feelings about market, which can be interpreted that market is far from overheated.

当你成立LT公司并向银行贷款,银行为什么会贷给你?抵押需要吗?公司应该是空的吧。另外,公司贷款属于商业贷款,利息是很高的。不懂,请赐教。
