It's convenient there, but has got AUT and AU student hostel there too---hence relatively safe and easy for rental.
All buildings can be leaky, not just apartments on Mount St.
Just think clear whether this is just an investment property or what, and if the price is right, and you've done ur research, there's no reason not to buy. This forum is just to help u to make a decision, but nobody can make the decision for u.

If it's a good building with good return, i don't see a problem

I have an apartment there, leaky water issue so there has been special levy sometimes, but i love this apartment, clean and quite safe, never worry about the rent. I got it quite cheap, so after paying rates, corp fee there s about 6% return pa, 1% capital gain.
