10月上市房源增三成 预计今年底房价到顶

The  Reserve Bank's speed limits on home loans are denting confidence in the housing market, with a sharp rise in the number of Aucklanders especially saying it is a bad time to buy.

拍到$340,000, 卖方要价$440,000
1/13 Bowen Street , Upper Riccarton (2-bedroom Unit)
拍到$265,000, 卖方要价$340,000


10A Curletts Rd 卖了$490K with GV297K.

28 Solway Avenue, Ilam was passed in at $345k  at auction and sold later for $350k with GV297k.

猜想40万初，看上去很新，但是大马路周围公屋也不少。

不值不值，hare st ilam，前几周一个旧房子，800方多，好像40万3千成交的吧，我想花9万，可以装修的差不多了。只是买49万的房可以从银行全额贷款，而40万买了旧房子，可能不一定有能力掏出9万来装修。不过一旦装修好了，一个是喧闹的大路并且周边公屋区域，一个是小路，一个是upper riccarton，一个是ilam(虽然是ilam中低价房区)，地也大不少，不能比。

I just went to a Harcourts Gold Auction today during lunch time.
None of these properties for sale was sold at Auction.
Bidding for a 3-bedroom house with two bath rooms reached $340,000 ($100,000 less than the vendor's asking price);
Bidding for another 2-bedroom unit reached $265,000 ($75,000 less than the vendor's asking price).

Most of units are under Cross Lease instead of Unit Title.
Some units are even under Free Hold Title for the land.

The problem is that every one for sale was passed in. The Upper Riccarton one is the only unit. Units in Upper Riccarton used to be very popular.

Only few buyers attended the auction. Most of people there were Harcourts agents.

大约旁边83 creyke rd前段时间raywhite在卖时候，中介说要50万初，四个学生住里面，租金才390每周好像，我觉得租金太低了，虽然可以review，但是也很难到550每周，前几天碰到中介，我问她最终卖了多少，她说43万多，我听了晕了，能差那么多，而且房东还卖了，很明显，中间一开始在瞎蒙。不过，要是她一开始就说early to mid 400k，我也愿意尝试下的。

She told me the range was early to mid 400k. No offer was presented by the deadline. You just need to be more confident and always try to offer any price you feel comfortable.

可能是当时我offer了她另外一套房子，为了使我安心买那套，她把这套瞎编了个高价。前2-3个月，她真是卖了不少房，没有10套也有7到8套了估计。

买卖房子不是买卖股票，几分钟或者几天就能决定。一般房东作了卖房子的决定，再到稍微维护，找中介签约，布置家具，油漆，或者搬理杂物，需要至少2周到一个月的时间。

可以推算现在10月底到11月底，有大量卖盘积累。都是在9月底或者10月初，RBNZ新政，和新闻所谓明年贷款利率8%的言论下被恐吓出来的。

这些压盘，也就是上下半场交接时候犹豫不决的最后空军。把握时机，利用现在的时间差，买入。因为明年1月开始，更加疯狂的上涨要开始了（新CV公布前后）。那个时候因为有新高ＣＶ做铺垫，大家再看看房价，是不是健康很多？也许你的房屋不再是比ＣＶ高５０％－－１００％，而是高１０－２０％？

高度赞成你的观点，俺把北京的鸽子楼全部卖掉，给俺孙子天广在剩蛋节前买进40万以下的全幅地Tc1的房子至少10套以上，等着瞧吧，改变俺孙子住车库的历史。

这么多流拍的，典型的有价无市；基督城的2012-2014这三年最高峰实际已经过去了，明年一年，减去通胀因素，无论是成交量，房产平均值，都不会超过今年的7，8月。

房主hold的住就撤回去嘛，等2015，16，17，“长期投资”

现在一窝蜂上来捞钱，市场上的人又不傻； 真想卖的还是得自己向下调价的；

真正的原因： 基督城市场根本就撑不起这个房价，GV出来就算涨了10% 20% ，有什么意义？
