Barfoot and Thompson 2013年10份公布的数据,外行看热闹,内行看门道。请大家根据下表,说一下自己的想法。我先抛砖引玉,说一说自己的看法。

1,投资回报最好的区域是Kingsland和Avondale,预示着这两个区的房价在未来12个月内要领涨于其它区域。

2,Epsom、Mt Eden等中心区域的房价已经涨上去了,估计要在高位稳定一段时间,短时期内不会有太大的涨幅。

3,平均来说,现在奥克兰市的房价是年租金的30倍(周租金的1500倍),而一般来说,合理的房价应该是年租金的20倍(或周租金的1000倍)。由此看来,奥克兰市现在的房价有点泡沫,Epsom、Mt Eden等核心区域的泡沫尤其明显

4,房价在房租平稳的情况下高涨,说明这一轮房价上涨不是需求推动,而是成本推动。理由是,如果是需求推动,房价和房租应该一起上涨。房租不涨,说明需求稳定。房价在需求稳定的情况下上涨,合理的解释是包括土地、建材、工人工资等几个方面的建房成本上涨。

土地成本上漲不是需求增長的反映麼?而且租金增長本應滯後些的。另外,許多本來不往外租的房子買賣后會投向租房市場。比如,老房子貸款早已還清,新高價買入的人會修繕整理后租出。而很多買家買入高價房的信心來源於可以以租養房,也是對需求的信心。

咋说呢 奥克兰 不知道其他城市是不是这样 房租的主要决定因素是 房间数 而 房价的房租加成一直不高 可能这是一个原因?百万豪宅 真拿市场出租 大部分也就1000多 本身百万豪宅房间数也多 所以奥克兰投资者 很喜欢 公寓 盒子屋 ?
