80多万如果状况好的挺值的感觉。但是就Te atatu自住的话觉得印度人不少，而且没什么很好的学校吧。。。

Henderson 的liston college比东区北岸所有的公立学校都好,怎么说没有学区呢,只不过中国人不知道罢了

刚查了一下你说的这个liston college,是男校啊，而且还是天主教的吧。家里都是男孩的住那里比较好哦

summerland是西区公认的名校,hobsonville9分是因为是新小学,卖房子的广告你可以见到summerlane zone.

请仔细看看这个帖子, 比较一下liston college和其他名校的L1,L2,L3通过率.

Liston 分别是:92,86,91
东区第一的名校 Macleans 分别是: 92,88,76
北岸名校long bay是:91,93,84
北岸西湖女校是:88,94,92
北岸西湖男校是:91,87,79
北岸takapuna:80,88,92
北岸Rangitoto:87,90,87

大家平时只关注学校的得分,不错Liston是只有5分,但是在升学率和L1,L2,L3通过率都很高，比很多北岸,东区的名校高吧.

但是跟私校比,以上的公立学校就比不上了,

名私校: St curtbert, 分别是:99,98,99
北岸私校: Kristin分别是:95,98,88

Te Atatu property prices will be much higher once the waterview tunnel connection, Western motorway widening project and the Westgate commercial and residential developments are completed.

BUY NOW if you can afford to buy in Te Atatu now.
Te Atatu Peninsula house prices are already on fire (see below), and Te Atatu South is catching up. Currently there is still about $100,000 difference between the selling price of the two suburbs.

同意，因为decile是家庭收入的统计，我高中上的4分学校，但是大学入学率一样很高，反倒比周边的7分高中入学率还高。

这个区很好，价位很合适。在西区来讲，回报率接近于7%的投资盘不多，就算让您有幸赶上了一个，那也不一定是 te atatu south 这样的好区。但是有一点楼主要注意了，te atatu south多高压线，最好房子可以离的比较远，所以单就这个盘来讲，绝对的投资好盘。今年底或明年上半年，te atatu road要由4条车道改为6条车道，大家可以想想，政府为什么要在修西区高速，延长20号高速与16号高速的接轨，扩展westgate mall的同时还要在专门去扩宽te atatu road? 个人意见，这个区的潜力很大。我周围很多中介朋友（包括本人）都很看好这个区。

以上纯属个人意见和看法。。。。。

支持一下te atatu south...刚入手一套。。。上周看到一套房子200多人去拍，拍到75万。。洋人买的。。。很多洋人住这里，环境很安静。。。靠近mall这边的。。没有看到印度人来抢。。

Te Atatu上高速口很堵，没有改善的迹象，反而是Henderson那边林肯路的上高速口以后大大扩宽了,那边有全纽最大的pak & save和metra 10 mega,对面还在修一个大型的countdown.

Te Atatu 还好啦，车道没变多，但以后高速入口要变立交，出去就变快了。就是要等啊等啊。

The NZ Transport Agency has engaged the CausewayAlliance to raise and widen 4.8km of State Highway 16 from Great North Roadwest to the Whau River bridge just before Te Atatu – that’s the green bithighlighted in the centre of the map below.

TheCauseway Upgrade Project involves raising the motorway 1.5 metres to preventflooding and debris, and widening it to provide additional capacity in bothdirections. The shared path alongside the motorway is being raised,widened and upgraded, too. The work is being completed in stages so thatdisruption to the community, our environment and to traffic is kept to anabsolute minimum. We certainly appreciate your cooperation and goodwillduring the shared path and bus shoulder lane changes that are already inprogress beside the westbound on-ramp at Great North Road.

The upgrade will be finished along with other projects - being deliveredby different project teams for the Transport Agency - at St Lukes, Lincoln Rdand the Te Atatu Interchange by the time the Waterview tunnels open in 2017. Together those projects are completing the Western Ring Route, anefficient motorway alternative to State Highway 1 (which runs through the cityand over the Auckland Harbour Bridge), for traffic travelling south / north,and north / south.

中间双黄线变成Flush Median很重要的。独立的自行车道也会对车流有帮助。 Countdown的转盘也改灯，当车流量超过一定数量的时候，转盘就会拖后腿。最大的帮助还是立交，现在的上高速方式实在是不敢恭维
