Have you ever heard about this guy? He was so famous at last NZ property cycle, and published a few books.

His current situation may be a lesson for similar promoters, ie, Property Tutors.

Dean letfus and Sean Woods are both ex-Richmastery students and tutors.

Dean was bankrupt.

Sean may be next if he's not careful.

Also this is a reminder for people to attend property investment coaching courses. For those coaching course runners, even themselves don't know risk control, how can they teach you regarding property investment? Think about it before you pay your hard earned money to the course fees.

我有个洋人朋友，他在过去的15年中连续买房，现已拥有30多幢投资房，他的宗旨是' always positive cashflow '。我两个月前买了一个小学到高中都是decile 10 的学区房，但回报率只有4%。前几天同类房子拍卖比我的买价高出15w，让我的朋友大跌眼镜。我说我的投资颠覆了他的理论。他说我是gambler，他是investor。

Sean Wood不是一直宣称自己是positive cashflow嘛，能说下为什么你觉得他危险了呢？

投资南区差的地方（高cashflow）就是风险啊：
1）租客群里会很多是拿benefit的，而且糟糕的租客比例会比好区的多很多，所以万一遇到一个不好的租客，那不就带来很多烦恼了？
2）经济不好的时候，银行对差区的房产就收紧，想top up入市估计就难点了，如果equity少的就买不了了。
3）经济不好时这些差区跌的也是最厉害的

所以你觉得他的问题在于location的选择？可是中区很难找到positive cashflow的house了，基本不可能啊？

他的策略更偏向trading。

如果他的学生不赚钱，怎会每年继续回来然后每年都收学费呢？

不像我师傅那样，目前只收头一年，之后暂时免费。

中区接近不可能了，但还是能买到，不容易而已。
