drainage easement一般存在于房契中，顾名思义是给了party x 一个关于下水排水的授权许可，一般来说x是council。他们有适当的权利在属于您的land上对下水排水管道进行维修和维护。到底是否会影响的分割，这个很难直接下定论，要具体分析。

对，就是这个意思，我问过律师。具体分割的话，我也不懂，应该要问专业人士

Haha, thanks, I have been quite busy lately so haven't been here that often.

I think you answered most - drianage easement is registered on the title to allow part of your land (underground) for the drainage use by other adjacent property (ies) (not necessarily Council) - I don't think it affects subdivision directly unless the proposed lot would alter the connection/pattern of the existing underground pipes.

Normally when one lodges a subdivision consent application, the applicant needs to submit a drainage/stormwater report (by engineers) as well and the scheme plan needs to show the proposed sewage/stormwater connections, and certainly the application needs to address any existing drainage easement in the new design as well.
