卖铺不算违约 因为并不影响到你们的租约 新房东依然要履行你们的租约到期为止 如果你们租约没说房东不能卖那房东是可以随时卖的
Trust 是对你财产保护的一种方式 让你的资产不会被追讨走 至于需要不需要开 是你个人意志决定的
Builder inspection 是买之前做的检查之一 防震的我不知道你说的是不是lim 需要不需要做也是你个人决定的 做了会比较保险
至于不交GST 是 gst法律里有一个going concern可以避免gst的条例
Sale of a going concernTo be a going concern, the sale must meet the following criteria:
- It must be the supply of the whole or stand-alone part of a taxable activity, from one registered person to another.
- It must be the supply of all the goods and services necessary for the continued operation of the activity.
- Both parties must agree in writing that there is a supply of a going concern.
- Both parties must intend that the activity is capable of being carried on as a going concern by the purchaser.
- The business must be a going concern at the time of supply and carried on up to the time of the transfer to the purchaser.
Such a sale by one registered person to another registered person is zero-rated (GST content is nil). Also, when only part of a taxable activity (able to operate separately) is sold as a going concern, the sale is zero-rated.
ExamplePaul, a dairy farmer sells his dairy farm (including land, herd, all buildings and all machinery) to another GST-registered farmer. This sale qualifies as a sale of a going concern. If Paul had sold the land and buildings but kept the machinery and the herd, it would not qualify as a going concern.

您好,以下是我们的一点意见。
1. 如果有rights of renewal, landlord 卖不卖店铺不影响你的合约和续约权,你可以照常经营的。
2. Family Trust 可以考虑的,你可以建立家庭基金,把店铺转入基金,把不同产和生意分开区别,减少营运风险,如果需要的话,可以和我们联系办理。
3. GST需要支付,因为你是going concern, 并不是结业状态。
4. 你可以买店铺,但是landlord 也并不一定需要卖给你,不卖给你也不违约的。

你好,谢谢你的建议。还在考虑中到底要不要买这个店铺,值不值得投资。

Such a sale by one registered person to another registered person is zero-rated (GST content is nil). 假如两边买卖方都有注册的话,GST就是不是可以省掉了呢?谢谢
