国家应该是有关于土地和房子比例的规定吧

比如一个400的全副地，如果尽量盖大些的房子，一般来说能盖多少floorarea的？能出floor area 300左右的房子吗？

depends on which area, normally the footprint is no more than 35% of total site area, and also need to consider the height in relation to boundary.

谢谢。所以假设一般状况下，400 x 35% x 2层 = 280 平米的floor area是大概的上限了？

不是，35%是指首层占地面积。除非地特别大，要不二层不能是首层同样面积的，因为还有阳光角等规定。有些地区cover rate是40%，具体要看，所以只能粗略估计两层是能建200平米左右。我们是建筑公司，可以提供专业免费咨询，有意者请联系095264103，邓小姐。
