This service enables your property’s RV to be reviewed so that it reflects potential changes in value.
If you’ve made any renovations and upgrades that did not require local council building consent, QV may not be aware of these. An Urgent RV Review will take such changes into account, compare your RV with that of similar properties, and determine a value as at the date of your last general revaluation.
What will you get?
• An internal inspection of the property, usually within five working days by one of our valuers.
• Immediate notification of the reviewed RV of the property.
• An updated Owners Notice
The effective valuation date for your updated RV may be up to three years old and any valuation amendment must be assessed retrospectively back to the last valuation date for the area. This means any market movement that has occurred since the last valuation cannot be incorporated in a new valuation.
An RV also does not include chattels e.g. carpets, drapes, light fittings in the value and differs from a Current Market Valuation, which reflects the market value of the property at the date of inspection.
Cost
$200-$300 including GST for a standard residential property within 25km from a QV office (located in most main centres).
If your property differs from the criteria, we will provide a quote and time when one of our valuers can inspect the property.
