my father who is not nz pr,in china, he wants to buy a property in auckland, i and my mom is nzpr
so he wants me to deal with the transcation on behalf of him
so what kind of documents does he has to provide?
we want the house only include his name, not mine or my mum's
and the key factor is that : when he transfers money from china bank to nz bank (my account), will it be automatically recognise that the money belong to me? or do i need to provide any legal evidence to prove that the money is my father's?

Hi
we would suggest that your father authorise the purchase through signing an enduring power of attorney, hence giving you or your mother the right to act on his behalf for the purpose of the conveyancing transaction and possibly for future management.
In relation to the fund transfer issue, as long as you keep a record of the bank transfer, i.e. the money is to be transferred from the bank account of your father from China to yours in New Zealand. It should not itself create any presumption of legal ownership. However, if you are to be safe it would not hurt to ask your father to write an email / letter explaining the purpose of the fund transfer as to distinguish the transaction from gifting.
