The main concern is its close proximity to Eden Park, and the traffic during the Rugby game...just have a look there during each Rugby event.
Bear in mind that the Rugby World Cup is also coming this year, the Kingsland Rail Station was just upgraded with some road widening undertaken in the area for this purpose recently...
