一般出ｏｆｆｅｒ的话,加什么附带条件呢???

需要上ｃｏｕｎｃｉｌ调什么材料——一般卖家都会提供LIM，如果没有，你也可以自己花钱从CITY COUNCIL ORDER一份，但是无论如何，LIM是必须！

跟中介要什么材料——中介有什么材料都会提供给你，无非就是LIM，BUILDING REPORT……

还要上像ＱＶ那样的网站卖什么ｉｎｆｏｒｍａｔｉｏｎ么?——这个完全是自愿，广告上WESTPAC贷款可提供5个免费的QV，但是那只是给买家一个低价，至于卖家想卖什么价钱，能够接受什么价钱，那完全处于卖家。

一般出ｏｆｆｅｒ的话,加什么附带条件呢——你什么做不到，就把什么CONDITION摆上去咯！

如果你有现金Deposit，那必须加个：

5 working day subject to finance condition。

银行现在很紧，就算有pre-approval也不一定就批的。

所以unconditional offer很被动。

finance condition is essential for any offer, and make conditional day long as possible so you could make up your mind and working on financial.
QV's good if you're not familiar with prices around the area, and council doc is neccessary for checking title/legal issues.

My colleague's case:
Subject to my father's approval.
My colleague : a Charter Engineer with a funny character.
LIM is very important.
Property file illustrates what has happened before for this property and recorded all the details.
