It is the location and the socio-economic factors that matter more in the foreseeable future and I dont think the administration boundary of Auckland governance will change this much.
However, when the new Auckland Council develops its "One District Plan" to govern land developments of the whole region - there maybe some implications for different areas as some areas may be subject to better amenity/character protection while other are designated for urban intensification (councils forcast that the Auckland's population will grow up to 2 million population by 2050 and they are very worried about it <but think about what is the population in an even 2nd/3th tier city in China/Asia? >so they want to intensify the city and absorb as much growth as possible in the existing selected "growth" areas rather than letting Auckland to continue to grow - to stop the urban sprawl).
