- Zoning, density requirements and area (this determines how many
sites it can be subdivided, or how many houses you can build on site)
- gradient of the site (which will increase the cost of development if being
steep)
- Any large tree on site?
- Any consent notice (check title) for ongoing compliance?
- Any easement/covenant registered on the title?
- Is the land subject to stability or flood risk?
- if near the coast, any land that need to be esplanade reserve?
- is the site subject to any designation for future public works ?
